What a New Roof Costs in Florida
A Florida roof replacement is usually quoted per square of roof area, not per square foot of house. Material, pitch, layers to tear off, and code upgrades move the number more than anything else.

A Florida roof replacement is quoted per square, meaning per 100 square feet of roof area, not per square foot of house. Material, roof pitch, how many old layers come off, and required code upgrades move the number far more than anything else.
Most homeowners are surprised that two houses of the same size can be thousands apart. The house footprint is only the starting point. A steep, cut-up roof has more area than a simple gable of the same address, takes longer, and needs more safety setup.
Anyone who gives you a firm price over the phone, before seeing the deck, has guessed. A real number comes from a measurement and a written proposal, and the honest version of that proposal tells you what happens if the crew opens the roof and finds rotten decking.
01
What actually moves the price
Roof area, not house area
Pitch and complexity add real surface. A 2,000 square foot house can carry 2,600 square feet of roof once you account for slope, hips, valleys and overhangs.
Material
Architectural shingle sits at the low end, standing seam metal and tile at the high end. Metal and tile cost more up front and are usually specified for how long they last in salt air and sun.
Tear-off layers
Removing one layer is routine. Removing two or three is more labor and much more dump weight, and the disposal is billed by weight.
Deck condition
Nobody can see the plywood until the old roof is off. Good proposals name a per-sheet price for replacement decking so the change order is not a surprise.
Code upgrades
Florida requires secondary water barrier and specific nailing patterns on a replacement. Older homes often need re-nailing of the deck to current uplift standards.
Access and height
Two stories, tight lot lines, screened enclosures and mature trees all slow the crew down and change the staging.

The line items to look for on a proposal
A proposal that is one number and one sentence is not a proposal. Before you sign anything, from us or from anyone, confirm each of these appears in writing.
- Material, manufacturer and product line, not just the word shingle
- Underlayment type and whether a secondary water barrier is included
- Whether the price includes permit and inspection fees
- Price per sheet for replacement decking, and per foot for fascia
- How ridge and soffit ventilation is handled
- Flashing, drip edge, valley metal and pipe boots, replaced or reused
- Cleanup, magnet sweep and dumpster placement
- The manufacturer warranty, the workmanship warranty, and who honors each

Roof and solar in the same project
If your roof is near the end of its life and you are also considering solar, the order matters. Panels mounted on a roof that gets replaced in three years have to come off and go back on, and that removal and reinstall is a real cost nobody quotes you at the start.
When both are in play, it is almost always cheaper to do the roof first or to do both as one project, because the crew is already there and the array is designed around the new roof rather than around the old one.
Installations are performed by independent Florida licensed contractor(s). Nova Structa does not perform installation work.
Questions we get on this
- How much does a new roof cost in Florida?
- It is quoted per square, meaning per 100 square feet of roof area. Material, pitch, the number of old layers to remove, and required code upgrades drive the number far more than the size of the house. A written proposal after a measurement is the only real price.
- Why do two contractors quote such different prices for the same roof?
- Usually because they are not quoting the same roof. Different underlayment, reusing flashing instead of replacing it, excluding permit fees, or leaving decking replacement out entirely will all produce a lower number for less work. Compare the line items, not the totals.
- Does a new roof lower my insurance?
- It can affect what carriers will offer you, because roof age and roof condition are two of the things Florida carriers weigh most heavily. The effect depends on your carrier, your wind mitigation inspection and your policy, so ask your agent before assuming a number.
- How long does a roof replacement take?
- Most single-family shingle replacements are a one to three day job once the crew starts, with permitting and material delivery ahead of that. Tile and metal take longer. Weather is the usual reason a schedule moves.
- Do I need a permit to replace my roof in Florida?
- Yes. Roof replacement is permitted work in Florida and it is inspected. If a contractor offers to skip the permit to save you money, that is a reason to stop, not a discount.
- What happens if you find rotten plywood under my old roof?
- It gets replaced, because a new roof cannot be fastened to a bad deck. That is why the per-sheet price belongs in the proposal before work starts, so the cost of any bad decking is known in advance instead of negotiated on the roof.
Cost information on this page is general Florida market context, not a quote and not Nova Structa pricing. Your price depends on your roof, your material selection, site conditions and current material costs, and is set out in a written proposal.
