Solar for New Construction Homes

On an existing home, the first question is whether the roof can carry a project at all. On a new build that is already answered. The real questions become timing and builder coordination, and both are easier to solve early.

When to review solar on a new build

There is no single right moment, but the options narrow as the house gets finished.

  1. 01

    Before the roof goes on

The best moment to review solar is while the roof and electrical are still being planned. Conduit routing, panel capacity and roof layout are cheap to influence now and expensive to change later.

  2. 02

    During construction

If the build is underway, the review focuses on what is still open: electrical panel capacity, conduit paths, and whether the builder allows a solar tie-in before or only after closing.

  3. 03

    At or after closing

Most new construction solar happens here, once the home is yours and the builder has handed over. The roof is new, which usually removes the biggest variable in an older-home project.

  4. 04

    Builder and HOA coordination

New communities often have architectural review and builder requirements on top of normal permitting. Those requirements are identified during the assessment rather than discovered later.

What a new build changes

  • A new roof under the system

The most common reason an existing home needs work before solar is roof age or condition. On a new build that variable is usually already settled.

  • Modern electrical capacity

Newer panels and service are more likely to support solar, battery storage and EV charging without an upgrade, though it is still reviewed rather than assumed.

  • Design before drywall

Conduit, battery location and EV charging can be planned rather than retrofitted, which usually means less visible hardware in the finished home.

  • One project, several trades

Solar, battery storage, water treatment, smart home and HVAC can be reviewed together while the house is still being finished.

New construction solar: common questions

Should I add solar before or after closing on a new construction home?
Either can work. Reviewing it before the roof and electrical are finished gives more design freedom, because conduit routing and panel capacity can still be influenced. After closing is the more common path and is entirely workable, since the roof is new and the biggest variable in an older-home project is already settled.
Will my builder allow solar on a new construction home?
Builder policies vary, and many communities also have architectural review requirements. Those requirements are identified during the assessment. Some builders permit a tie-in during construction; others require the home to close first.
Does new construction change how much solar costs?
Cost still depends on energy usage, system size, roof and site conditions, equipment selected, financing terms and utility rules. What often changes on a new build is that roofing work is not part of the project, since the roof is new.
What about homes with standing seam metal roofs?
On a standing seam metal roof, mounting hardware clamps onto the raised seam rather than drilling through it, so the roofing panel is never penetrated. Many newer Florida builds use standing seam, which makes it worth confirming your roof type early.
Can solar be planned alongside EV charging and battery storage?
Yes, and new construction is the easiest time to do it. Conduit paths, battery location and charger placement can be designed in rather than added afterward. Final equipment and scope are identified in the written project documents.
How long does the process take on a new build?
Timelines vary based on the builder schedule, permitting, utility coordination, inspections and equipment availability. Installation and regulated construction work are performed by independent Florida licensed contractor(s).
