Roofing

Full page
Do solar panels have to put holes in a metal roof?
Not on a standing seam metal roof. The mounting hardware clamps onto the raised seam itself, so the roofing panel is never drilled and no new penetration is created. On other roof types, including shingle and most exposed-fastener metal, mounts do penetrate the roof deck and are flashed and sealed as part of the installation. Which method applies to your home depends on the roof type and the final system design, and is identified in the written project documents.
Do I need a new roof or just a repair?
Roof repair or replacement depends on roof age, visible condition, leaks, storm-related concerns, material type, and inspection findings. A roof assessment can help review available options.
How long does a roofing project take?
Project timelines vary based on roof size, materials, permitting, weather, scheduling, inspections, and local requirements.
Can you help with insurance claims?
Nova Structa is not a public adjuster and does not interpret insurance policies or negotiate insurance claims. Homeowners are responsible for communicating with their insurer or retaining a licensed public adjuster where appropriate.
What roofing types can be reviewed?
Roofing options may include shingle, tile, metal, or flat roofing depending on your home, roof condition, project scope, and contractor availability.
Is financing available?
Financing, where available, is provided by third-party financing providers and is subject to credit approval. Rates, terms, fees, monthly payments, total cost, and any security interest or filing are disclosed in the financing agreement.
Will a new roof improve my home’s value?
Home value impact is not guaranteed and depends on many factors, including market conditions, project scope, materials, location, and buyer preferences.
How long will my new roof last?
Roof lifespan varies by material, installation, weather exposure, maintenance, ventilation, and written warranty terms. Review the project documents and manufacturer information for details.
Can I install solar after replacing my roof?
Roofing and solar options may be reviewed together depending on roof condition, project scope, financing availability, and contractor requirements.

02

What a New Roof Costs in Florida

Full page
How much does a new roof cost in Florida?
It is quoted per square, meaning per 100 square feet of roof area. Material, pitch, the number of old layers to remove, and required code upgrades drive the number far more than the size of the house. A written proposal after a measurement is the only real price.
Why do two contractors quote such different prices for the same roof?
Usually because they are not quoting the same roof. Different underlayment, reusing flashing instead of replacing it, excluding permit fees, or leaving decking replacement out entirely will all produce a lower number for less work. Compare the line items, not the totals.
Does a new roof lower my insurance?
It can affect what carriers will offer you, because roof age and roof condition are two of the things Florida carriers weigh most heavily. The effect depends on your carrier, your wind mitigation inspection and your policy, so ask your agent before assuming a number.
How long does a roof replacement take?
Most single-family shingle replacements are a one to three day job once the crew starts, with permitting and material delivery ahead of that. Tile and metal take longer. Weather is the usual reason a schedule moves.
Do I need a permit to replace my roof in Florida?
Yes. Roof replacement is permitted work in Florida and it is inspected. If a contractor offers to skip the permit to save you money, that is a reason to stop, not a discount.
What happens if you find rotten plywood under my old roof?
It gets replaced, because a new roof cannot be fastened to a bad deck. That is why the per-sheet price belongs in the proposal before work starts, so the cost of any bad decking is known in advance instead of negotiated on the roof.

03

When a Florida Roof Needs Replacing

Full page
How do I know if I need a new roof?
Granule loss in the gutters, curled, lifted or missing shingles, daylight or staining in the attic, a soft or sagging deck, and repeated repairs in different places are the practical signs. Age matters mostly because it makes those signs more likely.
How long does a roof last in Florida?
Less than the label suggests, because heat, ultraviolet exposure and salt air age a roof faster here. Architectural shingle typically outlasts three-tab, and metal and tile are chosen for longer service life. Attic ventilation makes a real difference to all of them.
Can I just put a new roof over the old one?
Sometimes it is permitted and sometimes it is not, and it is rarely a good idea in Florida. Layering over hides the condition of the deck, adds weight, traps heat, and generally shortens the life of the new covering.
Is a leak always the roof?
No. Flashing at a chimney or wall, a failed pipe boot, a clogged valley, a skylight, or even an air conditioning condensate line in the attic will all produce a ceiling stain. Finding the actual source is the point of an inspection.
Should I replace my roof before installing solar?
If the roof is near the end of its life, yes, or do both as one project. Panels installed on a roof that gets replaced a few years later have to be removed and reinstalled, and that cost is real.
A company knocked on my door after the storm. Should I use them?
Slow down. Verify the license, get the proposal in writing, and be cautious with any document that hands your claim rights to the contractor. Legitimate companies are still there next week.

Your Roof and Florida Insurance

Full page
Can my insurance company drop me because of my roof?
Florida carriers commonly decline or nonrenew over roof age and roof condition. Under Florida law a carrier generally may not refuse a policy solely because of the age of a roof under 15 years, and for older roofs an inspection showing at least five years of remaining useful life may keep coverage available. Condition, claim history and the carrier leaving your market are separate matters.
How old is too old for a roof in Florida?
There is no single number, because each carrier sets its own appetite. In practice shingle roofs draw scrutiny as they pass 15 years, and tile and metal are usually given longer. Condition and the wind mitigation report can matter more than the date.
What is a wind mitigation inspection and do I need one?
It is a short inspection that documents how your roof is attached and what it is covered with, on a standard Florida form. It is what wind credits are based on, so most homeowners are better off having a current one than not, whether or not the carrier demands it.
Will replacing my roof lower my premium?
It changes the inputs your carrier prices on, and a new roof usually improves the wind mitigation credits. Whether that shows up as a lower premium depends on your carrier, your policy and the rest of the property, so confirm with your agent rather than assuming a figure.
My roof is fine. Why is the carrier asking about it?
Most carriers now review aerial imagery on renewal. Staining, patched sections, or a tarp from an old repair can trigger a request even when the roof is sound. A current inspection report is usually the fastest way to answer it.
Does a roof claim have to be filed before I replace it?
It depends entirely on why the roof is being replaced. Storm damage and ordinary age are treated differently, and filing a claim is a decision with consequences for future coverage. Talk to your agent or a licensed public adjuster before deciding, not to a roofer.

Solar Systems

Full page
Can my HOA stop me from putting solar on my roof?
Florida law generally limits a homeowners association's ability to prohibit solar collectors on a home. An association may still have a say in where equipment is placed, within limits, and review or approval steps are common. Requirements vary by community, so review your association documents and confirm the process with your HOA. Nova Structa does not provide legal advice.
What happens to solar panels in a hurricane?
Solar equipment installed in Florida is engineered and permitted to the wind-load requirements of the Florida Building Code for its location, and coastal and High Velocity Hurricane Zone areas carry stricter requirements than inland ones. No product can be guaranteed to survive every storm. Wind ratings, permitting, and any applicable warranty terms are identified in the manufacturer documentation and the written project documents.
Will I end up with two bills instead of one?
Most solar customers continue to receive a bill from their utility, and if the system is financed there is also a payment for the system. Whether the combined total is higher or lower than the current bill depends on usage, system size, financing terms, utility rates, and program rules. Savings are not guaranteed. Your assessment should show both numbers side by side before you sign anything.
Will solar put a lien on my home or affect my credit?
It depends entirely on the structure you choose. Financing is provided by third-party providers and is subject to credit approval; some structures involve a filing against the property and some do not. Any security interest or filing, along with rates, terms, fees, and total cost, is disclosed in the financing agreement. Read that document before signing and ask the provider directly what is filed and where.
I just replaced my roof. Will solar mess it up?
A new roof is usually the best condition to start from, because roof age is the most common reason a project needs work first. On a standing seam metal roof the mounting hardware clamps to the seam and the panel is never drilled. On shingle and most other roof types, mounts penetrate the deck and are flashed and sealed as part of the installation. Review the written warranty documents for how your roof warranty treats it.
Should I wait for better solar technology?
Panel efficiency has improved gradually rather than in jumps, and waiting also means continuing to pay a utility bill in the meantime. Whether waiting makes sense depends on your roof condition, your usage, financing terms, and utility rules, not on the technology alone. There is no answer here that is right for every home.
Are solar panels efficient enough to be worth it?
Production depends far more on your specific roof than on the panel model: direction, angle, shading, and available area usually decide the outcome. A shaded roof with high-efficiency panels can produce less than an unshaded roof with standard ones. This is what a shading and production review is for.
How do I know a solar company is not running a scam?
Ask for things that can be checked. Who is the licensed contractor performing the installation, and what is their license number. What exactly the warranty covers, who provides it, and for how long. What the financing agreement says about rates, total cost, and any filing against your property. Whether every number in the proposal is written down. A company that cannot answer those in writing has told you something.
Will solar panels make my house look bad?
Appearance depends on panel type, layout, and the roof itself. All-black panels, roof-integrated solar tiles, and layout choices that keep equipment off street-facing planes are all options worth reviewing. What fits your home depends on roof design, product availability, and system requirements.
Will solar panels damage or leak my roof?
Solar projects are reviewed based on roof condition, system design, and installation requirements. Installation and roof-related work are performed by independent Florida licensed contractor(s). Any applicable roof or workmanship coverage is governed by the written warranty documents.
Will solar affect my roof warranty?
Roof warranty impact depends on your roof type, roof condition, existing warranty terms, and the final project design. Review your written warranty documents and project agreement before signing.
Will my homeowner’s insurance change?
Insurance requirements vary by carrier and policy. Homeowners should contact their insurance provider directly to confirm any policy updates or requirements related to a solar project.

What AC Replacement Costs in Florida

Full page
How much does it cost to replace an air conditioner in Florida?
The number is driven by tonnage, efficiency rating, and how much of the existing ductwork, electrical and air handler platform has to change. Equipment is often the smaller half of the total. A load calculation and a written proposal are the only way to get a real figure.
Should I replace just the outdoor unit?
Usually not. The indoor and outdoor units are rated as a matched pair, and mixing a new condenser with an old air handler commonly means you never get the efficiency you paid for, and can complicate the warranty.
What size air conditioner do I need?
It comes from a load calculation on your house, accounting for square footage, insulation, window area and orientation, not from the size of the unit being replaced. In Florida an oversized system short cycles and leaves the house humid.
Is a higher SEER2 rating worth it in Florida?
Florida runs air conditioning far more hours a year than most of the country, so efficiency has more hours to pay back here than it would elsewhere. Where the sensible stopping point is depends on your usage and your electric rate, which is a conversation worth having with actual numbers.
Why is my new AC not fixing the humidity?
Most often because it is oversized, or because the ductwork is pulling humid air in from the attic. A system that cools quickly and shuts off never runs long enough to dry the air. Runtime, not raw capacity, is what removes humidity.
Do I need a permit to replace an AC in Florida?
Yes. Equipment changeouts are permitted and inspected work in Florida. A quote that is cheaper because it skips the permit is not actually cheaper.

12

Repair or Replace Your Air Conditioner

Full page
Should I repair or replace my air conditioner?
Repair a young system with one failed part and sound coils and ductwork. Replace when the compressor fails, when a coil leaks, when the system uses R-22, or when repairs have become a pattern rather than an event.
My AC uses R-22. Does that mean I have to replace it?
Not immediately, but it changes the math. R-22 has not been produced or imported in the United States since 2020, so supply comes from recovered and reclaimed stock, which is limited and expensive. Repeated recharges on a leaking R-22 system are money with no future in it.
How much should an AC repair cost before I stop repairing?
There is no universal number, and the common rules of thumb are crude. The better question is what you are buying: a repair that gives a sound system several more years is different from a repair that gives a worn system one more summer.
Is it worth replacing a compressor?
On a system still under parts warranty and otherwise in good condition, often yes. On an older system out of warranty, you are installing the most expensive component into a machine whose remaining parts are the same age as the one that just failed.
My AC runs constantly. Is that bad?
Not necessarily. In Florida a properly sized system running long cycles is what removes humidity. Constant running paired with a house that will not reach setpoint is the problem, and that usually points to charge, airflow, or a system that is undersized for the load.
Can I get a second opinion without paying twice?
Most companies charge a diagnostic fee, and on a large repair it is generally worth paying it. The cost of one extra diagnostic is small next to the cost of replacing a system that did not need replacing, or repairing one that did.

13

How Long an AC Lasts in Florida

Full page
How long does an air conditioner last in Florida?
Less than the same equipment lasts in most of the country, because Florida systems run a much larger share of the year. Coastal salt air shortens it further. Correct sizing, clean ductwork and regular maintenance matter more than the brand on the box.
Does salt air really damage an air conditioner?
Yes. Salt corrodes the condenser coil and the cabinet, and coastal units visibly age faster than inland ones. Coated coils and regularly rinsing the outdoor unit with fresh water both help.
How often should I change my AC filter in Florida?
More often than the box suggests, because the system runs more hours here. Check it monthly and change it when it is dirty rather than on a fixed date, and use the size and rating the system was designed for rather than the highest rating on the shelf.
Is annual AC maintenance worth paying for?
The individual tasks are unglamorous, and skipping them is behind a large share of early failures. Clean coils, correct charge, clear condensate drain and a working float switch protect both the equipment and the ceiling under it.
Why does my electric bill keep climbing with the same thermostat setting?
An aging system loses efficiency, and a dirty coil, low charge or leaking ductwork all make it work longer for the same result. It is worth having the system checked before assuming the utility changed something.
Can I make my current system last longer?
Often yes, and it is usually about airflow and cleanliness rather than anything exotic. A correct filter, a clean outdoor coil, clear space around the unit, sealed ductwork and a clear condensate drain address most of what shortens a system's life.

Do I need a water filtration system in Florida?
Water conditions vary by location, water source, plumbing, and home. A consultation can help review available filtration or water treatment options for your home.
What is the difference between a water softener and a filtration system?
Water softeners and filtration systems address different water concerns. Final recommendations depend on your water source, home conditions, equipment options, and manufacturer specifications.
Can a tankless water heater save money?
Operating costs vary by home, usage, equipment, installation conditions, utility rates, and maintenance. Savings are not guaranteed.
Is the water safe to drink after installation?
Water quality claims depend on the specific equipment installed, manufacturer certifications, and the condition of your water source and plumbing. Review manufacturer documentation for performance details.
How long does installation take?
Project timelines vary by equipment type, home conditions, installation requirements, scheduling, permits if applicable, and local requirements.
Can filtration help appliances and plumbing?
Filtration, softening, or water treatment equipment may help address certain water-related conditions depending on the system selected, water source, and manufacturer specifications. Results vary.
Can this system reduce bottled water use?
Some homeowners may choose to use less bottled water after installing certain water treatment systems, but results and usage habits vary.
Can renters install a system?
Options for renters depend on the equipment type, property rules, landlord permission, plumbing requirements, and whether permanent modifications are needed.
What maintenance is required?
Maintenance needs vary by system, equipment, manufacturer instructions, water conditions, and usage. Review the written project and manufacturer documents for maintenance requirements.

What Is Actually in Florida Water

Full page
Why is Florida water so hard?
Most Florida drinking water is groundwater drawn from limestone aquifers. Limestone is calcium carbonate, so the water dissolves calcium and magnesium as it moves through the rock. That dissolved mineral is hardness, and it is why scale builds up on fixtures and inside water heaters.
Is hard water bad for you?
Hardness itself is a nuisance and an equipment problem rather than a health hazard. The calcium and magnesium that make water hard are minerals people consume in food. The damage it does is to plumbing, water heaters and appliances.
Why does my water smell like rotten eggs?
That is hydrogen sulfide, and it is common in Florida well water. If the smell appears only on the hot side, the reaction is usually happening inside the water heater rather than in the well, which points to a different fix.
What causes orange stains in my sinks and on my laundry?
Iron in the water. It is common on wells and it stains porcelain, grout, laundry and the side of a house where irrigation sprays. Iron removal is a different process from softening, so the right equipment depends on a test.
Is Florida city water safe to drink?
Public utilities in Florida treat and disinfect their water and are required to publish an annual water quality report you can read. Most people who filter city water are addressing taste, chlorine smell and hardness rather than safety.
How do I find out what is in my water?
On city water, start with your utility's annual water quality report, which is public. On a private well, have the water tested, since nobody else is testing it for you. Either way the test should come before the equipment.

16

Softener or Filter for Your Home

Full page
Do I need a water softener or a filter?
A softener removes calcium and magnesium and stops scale. A filter removes chlorine, sulfur, iron and sediment, which is what you taste, smell and see. They address different problems, so the answer comes from a water test rather than from a brochure.
Will a whole house filter fix hard water?
No. Filtration removes things suspended or dissolved that affect taste, smell and appearance. Hardness is dissolved calcium and magnesium, and removing it takes ion exchange, which is what a softener does.
Are salt-free water conditioners as good as a softener?
They work differently. A conditioner changes how mineral deposits rather than removing it, so a hardness test after installation reads the same. Some homeowners find it enough for scale control, and some do not. The important thing is knowing which one you are being sold.
Does a water softener make the water salty?
It exchanges calcium and magnesium for a small amount of sodium, and the amount depends on how hard the incoming water is. People on a restricted sodium diet sometimes choose potassium chloride instead or add a drinking water stage at the kitchen tap.
Do I need a softener on a well with iron in it?
Possibly, but iron has to be dealt with first. Iron fouls softener resin, so meaningful levels need dedicated removal ahead of the softener. That ordering is one of the main reasons well systems are designed from a test.
How much maintenance does this equipment need?
A softener needs salt added periodically and the resin eventually replaced. Filtration media has a service life and gets replaced on a schedule. Neither is demanding, but a system nobody maintains stops doing what it was bought to do.

17

Tankless or Tank Water Heaters

Full page
Is a tankless water heater worth it?
It heats on demand, frees up floor space and generally lasts longer than a tank. Whether it is worth it in your house usually comes down to electrical or gas capacity, since that is what drives the installation cost, and to whether your household's peak demand fits the unit's flow rate.
Do tankless water heaters work well in Florida?
Florida is a good climate for them. Incoming groundwater is warm, so the unit has a smaller temperature rise to achieve and delivers more usable flow than the same unit would in a cold state.
Will a tankless water heater need an electrical upgrade?
Whole house electric tankless units draw heavily and frequently need dedicated circuits and available panel capacity. That work, not the unit itself, is usually what makes the project cost more than a tank replacement.
Can a tankless water heater run out of hot water?
Not by time, but it has a flow rate ceiling. Run enough fixtures at once and the unit cannot heat all of it to temperature. Sizing is done on peak simultaneous demand rather than on the size of the house.
How long does a water heater last in Florida?
Hard water shortens both types, because scale deposits on the hottest surface every time water is heated. Tankless units generally outlast tanks, and both do better when the water is treated and the unit is maintained.
Why does my hot water smell like rotten eggs but the cold does not?
That points at the water heater rather than the supply. It is a common issue in Florida and the anode rod is usually involved, so it is worth having the heater looked at before assuming the well or the utility is the cause.
